The booking will only be confirmed upon receipt of the deposit.  Until such time we will keep your reservation in the diary but we retain the right to accept another booking if your deposit is not forthcoming. We will endeavour to let you know if this is likely to happen.

A deposit, equal to the cost of the first night’s stay must be received in order to secure the booking.  The deposit amount will be stated on your provisional confirmation letter.  This may be done via internet banking

The balance due is payable on arrival at Cadleigh Manor.  This allows us to fully concentrate on our guests at breakfast time.

Guests are respectfully reminded that a confirmed reservation constitutes a binding contract.

If a reservation is cancelled at any time after a deposit is paid, a £20.00 administration fee will be retained.

For cancellations within the 30 days before the arrival date booked, we reserve the right to charge for the first night’s stay.

Cancellation within 14 days of the arrival date will result in the full amount becoming payable.

For self-catering accommodation:

A deposit of £100.00 is payable to secure the booking, this is non-refundable.  In the event of a postponement and subject to availability, it can be transferred to a new booking if the stay is taken within two months of the original date booked.

The full balance is payable one calendar month before your date of arrival.  This is non-refundable and non-transferable.

We strongly advise you to take out travel insurance to cover the cost of any cancellation.

We have had no problems ourselves, but guests are advised that cars parked on our property are left at the owner’s risk.

Guests are not permitted to smoke within the house.

We expect this policy to be adhered to and thank you for your compliance.

Any guests who smoke within the house will be subject to a repair fee of £100.  This is to deep clean the beds, bedding, carpets and curtains ready for the next guests.

Access Statement

(Available in large print if required)

Cadleigh Manor is situated on its own land just off the road.  Ample car parking is on a concrete, slightly sloping drive to the side of the property.  We can ensure that parking adjacent to the entrance gate is available for those guests that require it, if we are notified in advance.

Access to the main entrance is via the side gateway straight from the drive and into the front garden.  A step of 4.5 inches takes you down to a slightly sloping path that leads directly to the front porch.

Two steps take you up to the front door of the house.  A wide doorway leads in to the hall which has the stairs running off it and all of our guest bedrooms are up these stairs, on the first floor.

Ten stairs lead from the hall to the mezzanine landing.  These stairs have a banister on the left hand side and an additional hand rail on the right hand side. On the mezzanine level is the guest facilities room including shower, sink, toilet and mirror with electric shaving point.  A shower stool is available upon request.

From the mezzanine level there are three stairs leading to the first floor.  These stairs have a banister on the left hand side.   Along the landing are the three guest rooms.

The Yealm room is a large room with superking size bed which can be converted to twin beds.  This room is large enough to accommodate an extra single bed or, if you wish to bring them with you, up to two travel cots.  There is a large aspect window, with a window-seat and two comfortable chairs.  Storage is provided at different heights and lighting is via a dimmer switch to the central lighting rose. There are two bedside lights (three if converted to a family room).  There is a wall-mounted flat screen remote control digital TV with Freeview and built-in DVD player

From the landing there is one step up in to the Meavy room.  The Meavy room is an en-suite room with superking size bed which can be converted in to twin beds.  A single bed can be added to make it a family room.  The ensuite room is on the same level as the main room.  The cistern has push button flushing and a slow closing toilet lid.  The sink has lever taps and a push button plug (there is no need to fiddle with chains and plugs).  The shower has a good size shower base (900mm square) with an adjustable height rose, adjustable flow head and push button on/off switch.  A shower seat is available upon request.

Lighting for the main room is via two overhead lights and two bedside lights. There is a flat screen remote control digital TV with DVD player and a built-in wardrobe.  Additional storage, at different heights is available in the drawers of the dressing table.  There is a Velux window with black-out blind.

The Erme room is on the same level as the main landing and has twin beds which can be converted to a superking size bed.  There is ample varied height storage, a central lighting rose and two bedside lights.  There is a built in desk/dressing table with stool, wallmounted mirror and diffuser, low voltage, striplight above.  There is a window with window seat.  There is a wall-mounted flat screen remote control TV and DVD player.

The Dining Room is downstairs off the hall.  The room is well lit, has ample room for manoeuvrability and most dietary requirements can be catered for, if notified in advance.

The Fire alarm is an audible one and emergency lighting comes on in the event of a power outage.

We welcome assistance dogs. We are committed to making your stay as comfortable as possible and we can accommodate most requests.  If you have a question, please ring us on 01752 895678.
